Deposits and Pets

Often when looking for a new place to rent, tenants will consider what a deposit amount might be and what the pet policy is. While we have our own default policies, each property we manage is individually owned, which enables the owner to make their decision on these policies as well. This means that different rentals can have different deposit requirements and different pet policies.  Read below for our general policies regarding deposit and pets.

General Deposit Requirements

Deposits are typically 1 month’s rent. An example would be a place that rents for $2,250 a month and would require a $2,250 deposit. Sometimes, if tenants have lower than desired credit scores or outstanding credit or debt issues, the owner will request a 1.5x month deposit. By law, a deposit can not be more than 2x monthly rent unless the unit comes furnished, in which case it is typically 3x monthly rent.

Deposits are reserved for the owner at the end of the tenancy in case of any unpaid rent or damage to the property. Some owners prefer to hold the deposit themselves, others prefer the property management (us) to hold the deposit in our trust account. Typically, we hold the deposits.

When searching our available properties, the deposit requirement will be located next to the monthly rent in the listing. If you can not locate it, you can contact us on this website and request the information for that particular property.

Pets, Pet Rent and Pet Deposit

Similar to deposit amounts being unique to each property, pet regulations are as well. Sometimes owners require pet rent, and additional pet deposit or have specific restrictions on types of pets, size, breed, or otherwise. Sometimes owners have no restrictions or extra deposit required. Each property is unique and will have its own details published in our listings. Our general policy is to allow pets and take a smaller additional deposit.
