Rental Process
It should be noted that we only work with tenants regarding the properties we currently have available for lease.
We do not, at this time, contract with tenants to find other rentals for them.
The rental process is fairly straightforward. When you find a suitable property on our website rent list, you can request a showing. An agent will work with you to coordinate the best times to view the property and you can select one. Often we will have a 2 or 3-hour open house allowing prospective tenants to come by and view the property. This is typically the best time to come by and take a look at the property. Since every property and its current tenants’ schedule is unique, this may vary.
After viewing the property, you can request, or will receive a link to the application to lease. If the property is of interest to you, you may apply. The application is filled out online with our standard application process. If/when you are selected, we will enter into a written lease agreement with terms we agree upon. We use standard California Association of REALTORS® lease agreement forms and applications.
After the lease is signed (we use electronic signatures) and the deposit and 1st month of rent are paid, we will work with you to find a good time to get you the keys. We may use a lockbox to allow you to get the keys if we can not meet in person. The lockbox will be removed shortly after you retrieve the keys. Before moving everything in, it is highly suggested to complete the forms you will have during the lease signing regarding the property’s initial condition for your tenancy. Return the form as soon as possible and keep a copy for your records. If unnoticed repairs need to be made, notify us immediately in your online account via the Maintenance link. The online account should be used for all future communications, maintenance requests, lease updates, and rent payments.
